Is this a law firm or tax consultant?

No. We sell evidence and filing guidance built from Cook County public records. You file the appeal yourself, in your own name. We never file, negotiate, or appear on your behalf, and nothing we provide is legal or tax advice.

Can my assessment go up if I appeal?

In principle a review can go either way, which is why our free check refuses to recommend appealing when your assessment already looks fair or favorable. We only sell packets where the public-record evidence points the other way.

What's in the packet?

A cover letter with a specific requested value, the county's on-file description of your property (errors there are the single most common winning ground), 5–8 comparable sales with plain-English adjustments, an assessment-uniformity analysis against your neighbors, and a step-by-step filing guide with your township's deadline.

Do I need a lawyer?

Individual homeowners can file for free, online, without a lawyer at both the Assessor and the Board of Review. One exception: properties owned by an LLC, corporation, or similar entity must be represented by a licensed attorney at the Board of Review — our packets aren't suitable for entity-owned properties.

What are my chances?

We make no promises about outcomes — decisions belong to the reviewing body. Historically, a meaningful share of well-evidenced Cook County residential appeals result in reductions; our free check estimates your potential savings conservatively using your township's historical results.

Why $99?

Flat fee, one-time, no percentage of your savings. Contingency firms typically charge 25–50% of the first year's reduction.

Refunds?

If our human review finds the evidence doesn't hold up before your packet ships, we refund you and tell you why. If we sent you a packet and you later discover a material data error in it, reply to the delivery email.
